The client manages vacation-rental properties with different combinations of smart equipment, including pool heating, spa heating, indoor lights and yard lights.
Guests needed an easy way to operate the amenities available at their booked property. However, the underlying IoT systems relied on permanent usernames and passwords. Sharing these credentials created a security and operational risk because access could continue after checkout.
Changing credentials after every booking was not practical. The new platform therefore needed to combine booking validation, temporary access, property-specific device configuration, paid amenities, automation and real-time operational visibility.
Only a guest with a valid booking should be able to control the approved devices at the correct property, during the permitted period.
Thinkinno developed an integrated operational platform rather than a collection of disconnected utilities.
The platform generates a booking-specific access link instead of exposing permanent IoT credentials. Access is limited to the booked property, approved dates, available devices and purchased services.
Reservation data from Airbnb and Booking.com is used to identify guests, validate access, trigger communications and prepare property services before check-in.
Administrators can configure each property independently, including its devices, amenities, time zone, operating schedules, seasonal rules, dependencies and paid services.
Guests open a secure link on their phone and see only the amenities available for their booking. No native-app installation or technical knowledge is required.
Optional amenities such as pool heating can be purchased digitally. The platform verifies payment before enabling the service for the relevant property and booking.
Operations teams can monitor bookings, property status, device availability, paid services, guest access and exceptions through centralized dashboards and automated alerts.
Device activity is controlled by booking dates, local time zones, seasons, payment status, availability and administrator-defined schedules.
Start pool heating before check-in, with different schedules for summer and winter.
Turn lights off automatically at midnight or after a configured duration.
Prevent spa heating from starting when pool heating is already active.
Restrict device controls to the valid booking period and booked property.
Confirm payment before enabling paid amenities.

The identity of the IoT provider remains confidential. The integration had to work with physical devices whose status and availability could change in real time.
Before sending a command, the platform validates the property, device, reservation, access window, payment status and dependencies. After the command, it captures the response, updates status, informs the guest, records the activity and handles communication failures.
The client originally needed a solution for its own properties. Thinkinno identified that the same challenge existed across the wider US property-management market.
The platform was therefore designed with multi-tenant capabilities, including company-level administration, data separation, user roles and independent property and device configuration.
